4–6: power, water and fire protection

Ask for the available and proposed electrical capacity, not only whether three-phase power is present. Compare it with the machinery load, starting current, future expansion and any need for a substation. Confirm who bears upgrade costs and whether utility approval is still pending.

Review water demand and discharge requirements. Then study the fire strategy: access for fire appliances, hydrants, sprinklers, hose reels, compartmentation and any special system needed for the materials stored or processed.

7–9: structure, loading and circulation

Match the floor loading to machinery, racking and vehicle movements. Check clear height to the underside of structure, column spacing, crane provision and roof loading if solar panels or suspended services are planned.

Walk the route of a 40-foot container or the largest vehicle used by the business. Confirm gate width, turning radius, yard depth, dock or roller-shutter levels and whether parked cars interfere with freight circulation.

10–12: people, resilience and exit planning

A factory also needs to work for people. Look at staff transport, food, accommodation patterns, parking, welfare areas and safe separation between pedestrians and vehicles.

Check flooding history, drainage, telecommunications and backup options. Finally, consider adaptability: can the building serve another compliant industrial user later, or is it so specialised that resale and leasing options may be limited?
